Walkthrough
- Seller: on the landing page, enter any Houston address. Then log in as Jen. Your request is on Jen's dashboard with estimates from national cash buyers. Open it to see what Jen would walk you through, then start the package. Priya Raman is already there as an example.
- Dana, ops: the dashboard shows a $2,500 offer held for a price check because it was probably meant to be $225,000, a home with no offers after 48 hours, and a payment that came in short. Ask Alamo to resubmit. The bell counts everything waiting on ops.
- Jen, agent: open 1418 Cortlandt St. Three investors have offered: an outright purchase, an assignment with a different fee, and Bayou, who has a counter from Jen to answer. Offers above the national buyer estimate are marked. Counter Lone Star or accept the best offer, and the fee ledger records what Clever is owed.
- Dana: open 2203 Lyons Ave from the review queue and approve it. Clever values it automatically, and the matching table shows which investors got it and why the others didn't.
- Lone Star, investor: the new home is in the feed with Clever's valuation, comps and documents. Make an offer, then revise it. Jen sees both versions. Try $2,500 to trigger the price check.
- Dana: on Messages, click the Email chip to take email down, have Jen accept an offer on Lyons, and watch the emails retry. Bring email back and they go out. In the Fee ledger, record a payment a few dollars short and it gets flagged.
There are no passwords. Every login is a seeded account, and docker compose down -v resets the data.

What each role gets
New sellers show up on the dashboard with national buyer estimates already pulled. The agent fills in one form, and offers come back in one table with what the seller would get from each.
Each home has a valuation, comps and documents, and a 72 hour window. Investors can bid, revise or withdraw while it's open, and the agent sees every version.
The fee ledger records what Clever is owed when an offer is accepted. Ops sees what needs a person: a price that looks like a typo, a home with no offers, a payment that came in short.
How it connects to Clever
- Sellers and agents come through a directory interface. Here it's a stand-in. In production it's autosourcer's API, so each person has one record and a seller's request becomes a Deal.
- National buyer estimates come through an interface too. Here they're mocked. In production they come from the Compare tool, which agents already use to compare cash offers.
- Valuations come through a third interface, called when ops approves a package.
- The Offers code never imports the host app. An import linter checks this, so the platform can move as one piece.
- Every write goes through a service with one job, and each has a test. Messages and payment notices are handled by a background worker.
- Current data: 11 homes, 10 approved investors, 23 offers, a 72 hour window. All seeded, all live.
